UWM Loan Volume Falls as Refinances Shrink

United Wholesale Mortgage's parent made $33.4 billion of home loans in the third quarter of 2026, down from $41.7 billion a year earlier, while net income reached $212.6 million.

One of America's busiest mortgage factories just eased off the gas. UWM Holdings, parent of United Wholesale Mortgage, said it originated $33.4 billion of home loans in the third quarter of 2026, versus $41.7 billion a year before, according to its earnings release filed with the SEC [1].

Profit told a different story: net income was $212.6 million, up from $12.1 million in the third quarter of 2025 [1].

    Where the volume went

    • Refinance originations fell to $10.6 billion, from $15.9 billion in the second quarter and $16.5 billion a year earlier [1].
    • Purchase originations held up better at $22.8 billion, compared with $25.2 billion in the third quarter of 2025 [1].
    • Buyers, not refinancers, made up about 68% of the quarter's volume, HousingWire reported [3].
    • UWM earned a 124 basis point gain margin on loans it made, down from 130 a year earlier [1].

But the profit jump owes a lot to the value of servicing rights, not just lending. KBW analyst Bose George told National Mortgage News that gains in the marked value of those rights, hedges included, probably explain part of the profit beat [2]. The company also intends to unload $70 billion to $80 billion of servicing rights to reduce debt, and it expects full-year revenue of roughly $3.35 billion to $3.50 billion because the industry is making fewer loans [2][3].

    What it means for you

The refinance slump makes sense on paper. The loans UWM services carry a weighted average rate of 5.97% [1], while Freddie Mac's 30-year fixed averaged 7.18% as of November 5 [4]. By our math, a $300,000, 30-year loan costs about $1,793 a month at 5.97% and about $2,032 at 7.18%, roughly $239 more. Few owners will pay extra to refinance, so buyers, not refinancers, are carrying lenders right now.

    Zoom out

BTIG analyst Doug Harter said, "We view these results as solid given the challenging rate environment" [2]. With UWM aiming for an 8% origination market share by year end, its next report will show whether purchase demand alone can keep the machine humming [2].
