Before a single house gets framed, someone has to pay for the dirt, the roads and the sewer pipes. Starwood Capital Group and Trez Capital want to be that someone, at scale [1].
The two firms announced a partnership on Nov. 3 to lend on land purchases and lot development for new single-family neighborhoods nationwide, according to the companies' release. Its starting book is $450 million of loans Trez already made and targets more than $1 billion of new loans per year [1][3].
Who is bringing the money
- Starwood has raised over $95 billion since 1991 and manages more than $130 billion of assets, per the release [1].
- In June 2026, Starwood closed its 13th opportunistic fund with more than $10.2 billion from over 300 investors [1].
- Trez's corporate group manages over C$4.7 billion in assets and has financed over 1,800 deals worth more than C$23 billion [1].
- A day earlier, Wafra and Hunt Cos. launched Strata Land Partners with about 1,300 single-family lots, Bisnow reported [2].
But Trez has had liquidity strain before. In August 2025, Bisnow reported that Trez suspended redemptions at five of its open-ended funds amid elevated withdrawal requests and loan workouts [4]. Co-CEO John Maragliano said the new deal expects "stronger returns and liquidity" for the firm's investors from the tie-up [1]. Demand is also soft: builder sentiment sits at a 14-year low outside the pandemic, per the National Association of Home Builders [2].
What it means for you
Land loans are expensive money. NAHB's survey put construction loan rates between 10.43% and 12.59% as of June 30 [5]. By our math, a developer borrowing $10 million for lots would pay about $1.04 million to $1.26 million in yearly interest at those rates. More lenders chasing the same deals could squeeze that spread, which matters if you invest in land funds or build-to-rent projects, since cheaper lot financing can lower a home's final price [3].
Zoom out
Banks have stayed cautious on acquisition and development loans, and HousingWire notes the vehicle adds capital where local banks have pulled back [3]. Two new land platforms in two days suggests private credit sees the housing shortage as a decade-long trade [2].
