Pennymac’s Doug Jones set an $850,000 conforming limit before FHFA picks the 2027 number
Rocket, CrossCountry, Pennymac and UWM all raised their limits in September, and FHFA Director Bill Pulte’s agency sets the official figure after its Nov. 24 house price release.

Pennymac president Doug Jones raised the lender’s one-unit conforming limit to $850,000 on Sept. 16, saying it “lets homebuyers avoid jumbo loan territory now” [4]. Mat Ishbia’s UWM set $847,440 the same day, and both lenders are now making loans above the $832,750 baseline that Fannie Mae and Freddie Mac can buy this year [3][4].
Rocket started the race on Sept. 10 with $845,000 for retail borrowers and brokers using Rocket Pro [9]. Rocket Pro sales chief Kyle Schoenmaker said the company is “not waiting until 2027” and credited its balance sheet [9]. CrossCountry Mortgage matched $845,000 the same day [10].
We calculate that Pennymac’s limit sits 2.07% above the current baseline, UWM’s 1.76% and Rocket’s 1.47%. Rocket also set $1,267,500 for Alaska and Hawaii, and Pennymac $1.275 million [4][9]. Jones said the official limits take effect in January 2027 [4].
Pulte’s agency sets the official limit from a third-quarter price index
Federal law ties the baseline to the change in FHFA’s seasonally adjusted, expanded-data house price index from one third quarter to the next [3]. FHFA said the 2026 increase of $26,250 matched the 3.26% rise in that measure [3]. Last year, limits rose in all but 32 U.S. counties or county equivalents [3].
The monthly index is a different series, but it shows the direction of prices. It rose 0.3% in August and 2.4% from a year earlier [1]. FHFA also revised July’s monthly gain down to 0.2% from 0.3% [1].
| Data month | Change from a year earlier | Released |
|---|---|---|
| January | 1.6% | Mar. 31 |
| February | 1.7% | Apr. 28 |
| April | 2.0% | June 30 |
| May | 2.2% | July 28 |
| July | 2.6% | Sept. 29 |
| August | 2.4% | Oct. 27 |
If the third-quarter figure matched August’s 2.4%, by our math the baseline would land near $852,700. A smaller gain would leave some early lender limits above the official one.
How to use this
For buyers with loans between $832,750 and $850,000
- Ask lenders for a conforming quote and a jumbo quote on the same day and compare the rate and fees. An $845,000 loan fits the early limits at Rocket, CrossCountry, UWM and Pennymac [4][9][10].
- Ask the lender in writing what happens to your loan if FHFA sets the 2027 limit below its early figure before you close.
- Time the application with the calendar in mind. FHFA’s third-quarter data arrives Nov. 24 [1], and the official 2027 limits take effect in January [4], so ask your lender which year’s limit it will apply on your closing date.
For small multifamily investors
- Check the higher two- to four-unit limits. UWM moved to $1,085,059 for two units and $1,630,005 for four, and Pennymac to $1,088,350 and $1,634,950 [4].
- Size a fourplex purchase to the four-unit limit and ask whether the lender applies it to investment property as well as owner-occupied loans.
- In high-cost counties, check the local limit before you assume a jumbo loan. The 2026 ceiling there is $1,249,125 for one unit, or 150% of the baseline [3].
