Chipotle opened 84 restaurants last quarter as Starbucks closed about 250

Third-quarter reports from three big chains show restaurants still adding drive-thru pads while closing underused stores, a split that matters to anyone who owns or leases retail pads.

Chipotle’s third-quarter revenue rose 9.6% to $3.3 billion, with comparable restaurant sales up 2.1% and transactions up 0.8% [1]. It ended September with 4,267 company-owned restaurants and expects 350 to 370 openings for all of 2026 [1].

Its restaurant-level margin fell to 23.3% from 24.5%, and occupancy costs were 5.4% of revenue, up from 5.3% [1].

Comparable sales rose at Starbucks and Chipotle and fell at Wingstop

Chains are still opening units even where same store sales fell

Wingstop’s system-wide sales rose 6.0% to $1.4 billion, and it expects 440 to 450 net new units this year [2]. Its domestic restaurants average $1.85 million in annual sales [2].

Starbucks guided to about 1,200 net new coffeehouses worldwide in fiscal 2027, “led by International” [3]. It booked $688.6 million of restructuring and impairment charges in fiscal 2026, down from $892.0 million the year before, and had 16,781 U.S. stores at year end [3].

Restaurant staff are changing jobs more often

In accommodation and food services, quits rose by 197,000 and hires by 158,000 in September, BLS said [5].

    How to use this

For owners of retail pads and outparcels

    1. Show restaurant tenants a site plan with room for a pickup lane. About 63% of Chipotle’s new restaurants last quarter had a Chipotlane, by our math [1], and the company targets about 80% for its 2026 openings [1].
    2. Price ground leases with the tenant’s occupancy ratio in mind. Chipotle spends 5.4% of revenue on occupancy [1]; on a restaurant selling $3 million a year, we calculate that share at about $162,000 in rent, taxes and related costs.
    3. Ask chains that are closing stores about their footprint plans before you renew. Starbucks closed about 250 North American coffeehouses in one quarter [3][4], so put a co-tenancy or go-dark clause on the table early.

    For franchisees and independent operators

    1. Compare unit growth with same store sales before you sign a development agreement. Wingstop grew system sales 6.0% while sales at existing domestic restaurants fell 5.4% [2], so ask the franchisor for unit-level sales in your trade area in writing.
    2. Plan staffing with turnover built in. Food-service quits rose 197,000 in September [5], so set aside training hours for each new hire in your labor budget.

    For investors

    1. Treat a chain’s store count and its health as separate questions. Starbucks lifted North America comparable sales 7.9% through a 2.7% rise in transactions and a 5.0% rise in average ticket while closing stores [3], and Wingstop added 76 units in a quarter when it reported lower transaction volumes [2].
    2. Read restructuring charges as a sign of how many leases a chain may still exit. Starbucks’ charges fell to $272.8 million in its fourth quarter from $755.0 million a year earlier [3], and landlords with its stores can ask the local real estate manager whether their location is on any review list.
