Summer travelers kept the porch lights on at vacation rentals this year. Airbnb said guests booked 155 million nights and seats in the third quarter of 2026, a 16% gain, according to its shareholder letter filed with the SEC [1].
Gross booking value, the total guests spent, rose 21% to $27.7 billion, and revenue climbed 19% to $4.9 billion [1][2]. MarketBeat called it the company's fastest revenue growth in more than three years [2].
What hosts saw
- Average daily rate hit $179, up 4% from a year ago, or 5% when currency swings are stripped out [1].
- In North America, rates rose 6% and booked nights posted low-double-digit growth, the strongest pace there in four years [1].
- Entire homes, especially those with four or more bedrooms, grew faster than private rooms and stays of 28 days or longer [1].
- Listings on the site expanded at a high-single-digit pace, slower than the 16% jump in bookings, which Airbnb says lifted its fill rate [1].
But part of the surge came from a payment change. Airbnb's Reserve Now, Pay Later option added a 3% net lift to nights, and without it growth was roughly 13%, CFO Ellie Mertz said on the earnings call [2]. Cancellations also rose to about 19% from about 16% a year earlier, and Mertz expects the program's boost to shrink in the fourth quarter as those cancellations land [2].
What it means for you
Demand rising faster than supply is the healthy setup for an existing host, but the gains favor larger whole homes. By our math, a listing that books 15 nights a month at Airbnb's $179 average grosses about $2,685 before fees and cleaning, versus a typical U.S. rent of $1,932 a month, according to Zillow [1][3]. That gap has to cover furnishing, turnover, vacancy and local rules, so run your own market's numbers before buying.
Zoom out
For the holiday quarter, Airbnb expects sales between $3.22 billion and $3.28 billion, a gain of 16% to 18%, plus slightly higher nightly rates [1]. It is also adding hotels and an AI booking agent planned for the first half of 2027, so private hosts may face more competition for the same guests [2].
