Almost every shopper still needs milk, and that simple fact keeps paying the landlord. Regency Centers, a REIT that owns suburban shopping centers built around grocers, said same-property net operating income rose 5.1% year over year in the third quarter, according to its November 5 filing with the SEC [1].
The company also raised its 2026 outlook and its dividend, per the release carried by GlobeNewswire [2].
How tight it is
- The same-property portfolio was 97.0% leased at September 30, a gain of 60 basis points from a year earlier [1].
- Anchor spaces of at least 10,000 square feet were 98.5% leased, while smaller shop spaces stood at 94.6% [1].
- Over the trailing twelve months, Regency signed about 7.0 million square feet of comparable leases at an 11.5% cash spread [1].
- Full-year guidance for same-property NOI growth moved to 4.25%+, up from a prior range of 3.7% to 4.1% [2].
A rent spread compares the new rent on a lease with the rent the old lease charged for that space. Cash spreads have stayed in double digits all year [3][4].
But the bottom line went the other way. Net income attributable to common shareholders fell to $75.1 million ($0.41 a diluted share) from $106.0 million a year earlier, after $65.1 million of impairment provisions [1]. The release does not say which properties were written down [1].
What it means for you
Spreads show pricing power in plain dollars. A tenant whose old lease cost $100,000 a year would re-sign at roughly $111,900 under an 11.9% spread, by our math. On the dividend side, $0.800 a quarter works out to $3.20 a year per share, or $320 on 100 shares, by our math [1]. That is a description of the payout, not a forecast of returns.
Zoom out
Regency is still building more of these centers, with $682 million of projects underway at a blended estimated yield of about 9% [1]. New supply mostly arrives one grocery-anchored site at a time, which helps keep existing space full.
