TPG held a $5 billion first close for its fifth real estate fund

Jon Winkelried says more property owners are giving in each quarter, and ACORE closed a $1.1 billion opportunistic credit fund the same week.

TPG held a first close of about $5 billion for its fifth TPG Real Estate opportunistic fund and related vehicles, the firm said with its third-quarter results on Oct. 29 [2]. Its fourth Essential Housing fund held a $2 billion first close, already larger than the fund before it [2].

CEO Jon Winkelried told analysts, “We see increasing capitulation sort of quarter by quarter,” Bisnow reported [3]. TPG had $13.7 billion available for real estate investments at the end of September [3].

TPG raised $15 billion last quarter and expects to pass $50 billion this year

Across the firm, TPG raised $15 billion in the quarter and nearly $42 billion year to date, managed $346 billion and held a record $86 billion of dry powder [1]. Winkelried said TPG expects “to exceed our fundraising target of $50 billion this year” [1].

Real estate deployment included TPG AG U.S. Real Estate's purchase of a national portfolio of medical outpatient buildings [2].

Adam Schwartz's team filed a new co-investment vehicle in October

Commercial Observer's July profile said Adam Schwartz, global head of real estate at TPG AG, oversaw $18 billion and Avi Banyasz's TPG U.S. Real Estate oversaw $20 billion as of March 31, and that TPG AG Realty Value Fund XII targets $3 billion [6]. Schwartz is one of eight officers listed on TPG AG Realty Value XII Co-Investment 2, which filed a Form D on Oct. 8 with no sales [8].

In Fort Worth, TPG Essential Housing IV Equity filed its first Form D on Oct. 26, also with $0 sold [7]. Other big-name filings from the month are in our institutional fund roundup.

ACORE raised $1.1 billion to lend where owners need capital

ACORE Capital closed ACORE Opportunistic Credit II at $1.1 billion, above its $1 billion target and more than four times the size of its predecessor, Alternative Credit Investor reported Oct. 29 [4]. Matthew Drummond, head of high yield strategies, said the strategy offers “compelling risk-adjusted return potential” [4].

Bisnow cited Trepp data showing almost $800 billion of U.S. commercial property loans due by the end of 2026 and $733 billion more in 2027 [3].

    How to use this

For owners with a loan coming due

    1. Contact rescue lenders before your maturity date, while they still have money to place. ACORE has committed $400 million of its $1.1 billion fund [4], which by our math leaves about $700 million.
    2. Get a written extension proposal from your current lender to compare with any recapitalization offer. Almost $800 billion of commercial property loans come due by the end of 2026, according to Trepp data cited by Bisnow [3], so lenders are fielding many of these requests at once.

For investors choosing between real estate funds

    1. Ask a sponsor whether investors who join after the first close pay the same fees and owe interest to catch up with earlier investors. TPG's fifth real estate fund has about $5 billion committed from its first close [2].
    2. Compare reported appreciation across managers before you commit. TPG reported 8% for real estate over 12 months [2], while Blackstone's opportunistic BREP funds lost 4.0% over theirs, as covered in our Blackstone story [5].

    For developers of workforce housing

    1. Bring deals to TPG's Essential Housing team while the new fund is early in its investment period. Its fourth fund has a $2 billion first close [2], and the Fort Worth equity vehicle had not reported any sales on Oct. 26 [7].
